When is my rent due?
Rent is due on or before the 1st of every month. Any rent paid after the 5th of the month, is deemed late and subject to late fee’s. Late fees are charged at $20 on the 6th and $5 every day until paid in full.
What if I cannot pay my rent?
It is very important that you contact our office before the rent is due if you are having an issue. Communication is key as we can give you information on rental assistance programs or work out a one-time payment plan arrangement.
How do I get the utilities in my name?
If you are responsible for utilities, you will need to set up an account with the Watertown Municipal Utilities Department. They will require a driver’s license and a deposit to set up an account. The deposit is $250 – If tenant is responsible for paying for heat. $100 If the landlord pays for heat.
How Do I set up an on-line portal?
When tenants move in, we require a valid email address so we can send you a link to set up your tenant portal. It’s very quick and user friendly. All your leasing information is stored in here, pay your rent, submit maintenance orders, etc. and you can access it 24/7. Tenants will receive a notification on their portal and/or a letter with lease renewal options. A new lease is required each year, as property policies and procedures may change throughout the year.

How do I handle a maintenance issue?
If your maintenance issue is not an emergency, You can call our office at 605-886-5512 or you can submit a maintenance requested from your on-line portal.
What if I locked myself out of my apartment?
If it is during business hours, You can stop into the office and we will give you a key to use to get into your apartment. If it is after business hours and we have to send a staff member out, It is $50 charge that needs to be paid upon arrival to let you in.
Will I get my deposit back when I move out?
Your security deposit is 100% refundable when tenants vacate the property as long as the unit is cleaned per the cleaning guide, there is no damage, and there is no rent or other charges owed. You will receive a move out checklist when you give notice as a guide to help you get your full deposit back. Please allow up to 14 days to process your refund.
